QuickBooks is built for businesses — not landlords.

QuickBooks is excellent software for small businesses — retail stores, freelancers, trades. But a rental property isn't a business in the same way, and the CRA knows it. You file a T776, not a T2125. Your "customers" are tenants. Your "revenue" is rent collected by Interac. Your "expenses" map to specific CRA line numbers, not generic business categories.

QuickBooks won't map expenses to T776 lines for you. It won't detect an Interac e-transfer. It won't generate a rent receipt. It won't track which tenant owes what. You end up building all of this on the side — usually in a spreadsheet — which defeats the point.
