What is the T776?

Canada's rental income tax form โ€” and the one every landlord dreads.

The T776 โ€” officially the Statement of Real Estate Rentals โ€” is the CRA form Canadian landlords use to report rental income and expenses on their personal T1 return each year. It totals your gross rents on line 8141, subtracts allowable deductions across a dozen expense categories, and arrives at your net rental income on line 9369.
